Whether becoming a landlord for the first time or expanding an existing portfolio, you'll need a buy-to-let mortgage rather than a standard residential one.

  • Buy-to-let mortgages are not normally regulated by the Financial Conduct Authority.
  • Some buy-to-let transactions are defined as “consumer buy-to-let” and they will be classed as regulated by the Financial Conduct Authority – we will advise you what type your property is classed as.
  • Interest rates are 'usually' higher on buy to let mortgages compared to residential.
  • Whereas for residential mortgages your deposit could be lower, you will usually need a higher deposit to obtain a buy to let mortgage.
  • Unlike a standard mortgage, where the amount you can borrow is linked to your income, with a buy to let mortgage, the lender will instead look at how much rent you could make from the property on which the mortgage is secured.

Typical Lender Requirements

If you are going to be applying for a mortgage in the not too distant future, it's a good idea to get ahead and try to sort out the paperwork you are likely to need.

Check Your Credit Report

  • The score you get is purely an indicator; different lenders will interpret this differently
  • Where possible you need to be registered on the Electoral Roll at your main address
  • Your address history needs to be accurate
  • Avoid overdrafts and definitely don't take out payday loans — lenders don't like them!

ID and Address Documents

  • Passport
  • Driving License – must have your current address
  • Council tax statement – latest one available (within last 12 months)
  • Utility Bills – dated within the last 3 months (gas, electricity, water)
  • Bank statements – showing full name, address, full bank details and all transactions

Deposit Evidence

  • Savings will need to be evidenced with bank statements; large lump sums must be explained
  • Gifted deposits will typically require a letter from the person giving you the money
  • If raising money on another property, it may make sense to start this process earlier

Income Proof

  • Latest 3 months payslips
  • Latest 3 months payslips showing additional income (overtime, bonus, commission)
  • Latest 3 months bank statements (salary account)
  • Latest P60 (especially if you have bonus income)
  • Last 2 or 3 years SA302s and Tax Year Overviews (if self-employed)

Affordability — Your Spending

  • Essential expenses: food, heating, water, telephone, broadband, travel, council tax, buildings insurance
  • Quality of living costs: clothes, household goods, personal goods, basic leisure, childcare
  • Repayments & commitments: credit card bills, loans, hire purchase, child maintenance

Check your solicitors are on the lender's panel. By using our legal service, we can guarantee the solicitor we recommend will be on the lender's panel.
